The Washington Center for the Performing Arts Exterior Repair
The City of Olympia is working with MSGS Architects of Olympia, Washington, to design and repair the failing siding on the Washington Center.  A Design Advisory Committee of volunteers has been hosting a series of meetings to solicit feedback on how the exterior should look.  During the coming months, the Advisory Committee will work with the architects to present a final design recommendation to the Olympia City Council.  The overall project cost is estimated at approximately $3.4 million. Construction is scheduled to begin in the spring of 2013.

Committee members include representatives from the Washington Center for the Performing Arts, the Olympia Downtown Association, the Heritage Commission, and the City of Olympia.

Background Information – Washington Center Building and Repairs
The Washington Center building, located at 512 Washington Street SE, is owned by the City of Olympia, and is operated by the Washington Center for the Performing Arts, a private, not-for-profit organization.

The current building was opened in 1985 on the site of the former Olympic Theater movie house, which was previously the Liberty Theater, a 1924 vaudeville house. The Olympic was taken down to just a few exterior walls in the early 1980’s and completely rebuilt as the Washington Center.

The building is covered with the original 1985 EIFS (Exterior Insulated Finishing System), a synthetic, stucco-type material. In May 2008, the City conducted an assessment and discovered that widespread water intrusion was compromising the integrity of the building exterior. It revealed that the east wall siding (alley wall) was separating from the building, posing a serious safety risk. At that time, an emergency repair was made to the alley wall to secure it

In March 2011, the City hired a consultant to comprehensively assess the damage and to develop options to repair/replace the existing siding. The Olympia City Council voted in October 2011 to remove all of the EIFS and replace it with new material. This project provides the City with an opportunity to create a ‘new look’ to the regional performing arts center.
